At SB Law, we help clients through each stage of the conveyancing process by personally explaining all the various obligations and decisions that you may need to make. We understand that buying a house for the first time can be a daunting prospect, so we provide friendly and experienced support and advice.

When you buy a home there are a number of important legal steps involved. A basic overview of this is:

Have us check the sale and purchase agreement before you sign to make sure it covers all the necessary conditions.
Search the property title. This shows the type of ownership and any other interests that may apply.
Obtain a LIM (Land Information Memorandum). This shows the Council information - such as zoning restrictions, drainage problems, and whether permits have been obtained for all building projects.
Check all conditions are met before confirming the purchase. Normally this includes the title and LIM, finance arrangements and builder's inspection.
After confirmation, the bank documents are received and we explain and attend to the signing of all necessary documents to complete the purchase.
We liaise with the solicitor for the person selling and find out where the keys will be on settlement day, and provide undertakings for settlement.
On the settlement date, as soon as we receive your money from the bank, we arrange payment with the other solicitor and confirm the release of the key. We finally send the bank the signed documentation and report to you with a copy of your property title showing you as owner.
